Full Home and Pre-Listing Inspections:

A home inspection is a very important step which helps to ensure a homebuyer makes an educated decision when purchasing a home. All home inspections are performed by Brett Hodgdon, a licensed Professional Engineer in the State of West Virginia. All inspections come with a limited 90-day warranty for buyers and 120-day warranty for sellers at no extra charge.  This warranty will work in conjunction with any other warranties that may cover the home.

 

A home inspection is a visual evaluation of the property and is performed in compliance with state and national standards. After the inspection, a narrative style report which includes pictures of the property and diagrams will be prepared and provided to the Client. Click here for a sample report. Click here to view Title 87-05. A home inspection includes an evaluation of the visual components of the following:

 

 

  • Structure

  • Roof

  • Exterior Grounds and Finishes

  • Electrical System

  • Heating and Cooling Equipment

  • Plumbing System

  • Interior Finishes

  • Appliances

 

 

 

 

 

 

Home inspections can also be performed prior to listing a house for sale or simply to determine what maintenance improvements may be necessary to keep your home in the best condition. Performing an inspection prior to listing a home for sale can help prevent surprises and speed up the closing process.

 

Structural & Engineering Inspections:

A Structural Inspection is limited to an evaluation of the visual components of the home or building’s structural systems. All Structural Inspections are performed by Brett Hodgdon, a licensed Professional Engineer in the State of West Virginia.

 

This inspection can be a comprehensive review of the entire structure or limited to a specific area at the Client’s request. Like a Home Inspection, a narrative report with pictures and diagrams will be generated and provided to the Client. The goal of a Structural Inspection is to determine the current condition of the property and recommend improvements to address any observed concerns.

 

If an Inspection determined repairs are necessary to the structural components of the home, design plans can be provided to allow contractors to prepare estimates. A design plan is similar to a blueprint that will ensure all areas of concern are addressed during the repair process. During the repair process, site visits can be made to review the progress of the repairs to ensure they are completed properly. A letter acknowledging proper completion of the repairs can be provided.

 

Mold Testing:

A basic mold test includes three samples consisting of a combination of air and physical samples. The exact number and type of samples taken varies with each property. Although visual evidence of mold growth is included in both Home Inspections and Structural Inspections, mold testing allows the presence of mold to be detected even when it’s not visible during an inspection.
